When you have a 30 year old home stuff does happen, but what should be a quick job turns out to be a full fledge nightmare. Good thing I have a garage full of tools!!!! Here is the latest ugliness!!!!

Damn toilet flange was broken and causing the toilet to rock and leak along with the tank supply line, rotten sub floor! Lots of work! At least the wife now gets the new flooring she has been wanting!

So if you don't see me around for a bit....this is what I'm fixing! :D

Bin dar, dun dat! However mine was leaking at the main flange. The new technology rubber gasket just didn't work out. After I fixed it, I tossed the fancy robber gasket in favour of the tried and proven wax ring.

I really like what I see for floor boards in your 30 year old house. You don't see them built like that very often. My house was built in 1968 (45 years) and even it isn't built like that. All plywood.

Good luck with the repair.....shouldn't take you too long. :gy:

My dad owns his own business building and renoing homes and cottages, I worked for him through-out highschool and a couple of years after, I saw some pretty ugly stuff. My dad calls it built on beer which was usually the case for alot of the stuff we saw.

I was going to make a bad joke (as if I ever made a good joke) about flushing hard earned money down the... (needed the poke from Kurtis)

On another note...perfect opportunity to install that urinal in the bedroom closet on the other side of the wall :LOL:

Well hopefully you get to stop there, usally it goes further with " while were doing the floor lets replace the toilet" and then well since were doing the floor and toilet we might as replace the vanity and top" and next thing you know you redone your whole bath due to a leaking flange.

This turned out to be a crappy little job. I don't even have the throne re-mounted yet as I have to finish getting tile down then the grout. Then again I won't be done until the paperwork is finished!
