That sounds like a great idea... Im hoping to get another truck soon, found a few Rams with some issues that can be ironed out but the owners don't want to work a deal... I guess they think I don't know about the issues and act like its nothing to fix.... Ok, I am a previous owner on this awesome site and I Know all about them....to an extent anyways that its not a cheap fix as they make them out to be....lol

Some scary shit to do alone, started at 4am to remove and old 4x4 support that the previous owner used to support a load bearing floor... it wasn't going to hold up much longer. I cut it out and added 2 new 2x10's to support the floor, made to a half wall where there will be a bar height counter with bar stools to sit and eat a quick snack/meal or set up for special occasions.

my landlord had them set in this building, & it keeps the cold outside as well as keep most noises outside

Yes sir, I am replacing all windows with thermo, I need 4 more to complete the second floor and will start replacing the first floor windows as money permits after I get in....I am also replacing all exterior doors, these are all screwed up, original wood/glass doors and they don't properly fit in the frames. I am going to install insulated fiberglass pre-hung doors as well as full view storm doors for an added layer of protection from the elements. currently working on getting the HVAC installed, found my lowest bidder at $6300. for HE 95000btu with 3T unit fully installed including all duct work.

Well, if you need help finding a new HVAC system, I know the perfect one. I heard they stole the furnace, and if I were you I'd go with a condensing furnace. Might set you back a little bit more money, but well worth it. Carrier makes a good furnace and air conditioning system, you can check out their website at http://www.carrier.com/homecomfort/en/us . If you're on a tight budget, though, the Comfort Series, or something ICP like a Heil unit is good too. But if you can afford it, this is a pretty nice starter furnace and air conditioner, with this thermostat, plus probably one of Carrier's humidifiers, air purifiers, and etc. I helped someone a while back on another forum with their HVAC problem after they bought a house in about the same condition as that one; the only difference is it hadn't been broken into. I ended up recommending a real low-end Tempstar 80% unit w/o air conditioning, instead of a Carrier system. I try to recommend Carrier when I can, but Tempstar was the only thing in that area and the guy was on a real tight budget.

Wow! 6K is pretty good for a house. The interior looks a little rough, though. Don't like the paneling, I'd defiantly switch that out! You will be doing some drywalling anyways, with all the holes and grafiti "art" on the walls. Good luck, that house has plenty of potential.

Not sure what "paneling" you are referring to? But hose has been completely gutted and everything new is replacing it.
I have a buddy whose neighbor is an HVAC tech and works for HUD, they came and gave me a bid on a completely installed HVAC units including all ductwork installed for $6300. That's the lowest bid I got and Im going with them. Waiting on a settlement from a car accident 3 years ago as that will pay for the complete install.

Do you know what brand is he selling? Make sure he does a good job. I know many techs who would install a furnace and do things wrong. Even with the "best" furnace out there, a bad install can make it only last a week! Just a suggestion. But IMHO Carrier makes the best equipment you can buy.

I was referring to the paneling above the window in one of the pictures on the first page.
